Absolute Nullity of Legal Transactions and Its Legal Consequences
Although the legal order grants broad autonomy to individuals to conclude contracts and engage in legal transactions, this freedom is not limitless. For the purpose of protecting public order, general morality, and the public interest, the legislator has prescribed certain mandatory rules and constituent elements for the validity of legal transactions. When a legal transaction possesses its constituent elements but violates the mandatory provisions of the law, public order, personal rights, or general morality, the gravest type of sanction that arises is "absolute nullity" (mutlak butlan). In this article, we will examine the concept of absolute nullity, the grounds that trigger this sanction, and its legal consequences on both the parties to the transaction and third parties from both theoretical and practical perspectives.

How Are Damages Covered in Hit-and-Run Accidents Involving Vehicles Leaving the Scene?
One of the most distressing scenarios one can encounter on the road is when a vehicle fails to stop after an accident and flees the scene. In these incidents, commonly known to the public as "hit-and-run" occurrences, when the license plate of the colliding vehicle or the identity of the driver cannot be determined, injured citizens often find themselves at a loss regarding how to seek their rights. To prevent such injustice and to minimize grievances, our legislation has developed a highly critical guarantee mechanism: The Insurance Account (Güvence Hesabı). How Much Can a Landlord Increase Rent? (Current Legal Limits and Rights)
In recent years, the dynamism in the Turkish real estate market has turned the relationship between landlords and tenants into one of the most legally challenging areas. The primary subject of dispute in this relationship is undoubtedly the rate of rent increase. With the expiration of the temporary fixed-rate restrictions applied in past periods, the question of the legal framework and upper limit for rent increases has once again topped the agenda. The Turkish Code of Obligations draws very clear and binding boundaries to both prevent the economic victimization of the tenant and protect the property rights of the landlord. In this article, we will examine the maximum extent to which a landlord can increase rent in light of current legislation and look into the legal rights of both parties.
